Site context
The property is located in a predominantly residential area within the Riverside South Conservation Area and overlooks the River Thames to the west. To the south of the application site is the gated entrance to Kensington Gardens, a cul-de-sac, with a terrace of five units (nos. 22-26 Kensington Gardens) facing on to the Portsmouth Road service road. These dwellings are three storeys in height, with pitched roof, and sit some 7m in front of the forward most part of 2 Portsmouth Road, this restricts views toward the site as one approaches from the south.
Proposal
The development involves the raising of the existing roof of this two storey property to provide a second floor, together with a mezzanine floor for master bedroom. Alterations will also be made to the fenestration on the side elevations (north and south), together with an additional couple of windows at second floor level on the rear elevation, roof lights within the raised roof and solar panels on the south facing roof slope. At the front of the property the building line will be brought forward by one metre, a glazed curtain wall set back behind the forward most projection will be created, front balconies at first, second and mezzanine levels will be installed, and alterations will occur to the previously approved access for vehicles to the basement










The proposed building would have a more crisp appearance than the existing dwelling, with a white rendered finish framing the glass curtain wall behind and paying tribute to the boathouse type developments elsewhere along the river frontage. The entrance and circulation areas to the building would receive a different treatment to the glazed areas that front the living accommodation, with a further white rendered wall breaking up the building and framing these areas, whilst dark grey aluminium louvres (and front door) would shield the circulation areas behind. The side elevations would retain a regular pattern of fenestration, not dissimilar to the existing building
