Elmbank House
Rear Extension
The property is a Victorian mid-terraced, two storey, 3 bed room house, Built in rick work which form an 'M’ type butterfly roof .
The property consists of an L shaped footprint with along two storey projected rear building. The house is very narrow and internal walls block the flow of move and light and there was limited access to the garden.
The owner wishes to improve the property by erecting a roof extension at second floor level in the shape of a mansard and to have a side return in the form of ‘lean-to-roof’ at ground level along the rear projected wing.
A large open plan living space was created by opening up the front and rear reception rooms with new side infill space, providing ample living and family gathering space for our client’s young child and unborn baby.
A fully glazed skylight to the side extension allows for increased light levels and improved connections between the spaces linking the front of the house to the rear garden with side bench seating area along the new frank wall.
To rear facade, A large glass pivoting window enables people can seat from in and out of the house enjoying reading and dinning.
A calm material palette of reclaimed bricks and oak flooring gives a sense of warmth and texture to the home.
The rich detailing gives a tactile scale to the new domestic spaces.

The site comprises a two storey semi-detached dwelling located on the east side of Barton Green. The surrounding area is predominantly residential in character and appearance consisting mainly of semi-detached dwellings.
The owner sought to improve the property by erecting a single storey side and rear extension and loft conversion within the existing roof shape following the demolition of the existing side extension.

Hackney Down Studios
Layer by Layer
Hackney Downs Studio is a creative workspace for artists, makers and independent businesses. The project reimagines the ground floor reception, studios, offices and communal spaces to create a more welcoming and connected environment. The existing fragmented layout is reorganised to reduce wasted circulation while improving workspace quality and capacity. The key concept, “Layer by Layer,” develops the interior as a sequence of connected spaces, gradually revealing different functions and experiences. Reception, workspaces and communal areas are linked through soft transitions using greenery, artwork, colour and material changes, supporting intuitive wayfinding without rigid divisions. Communal spaces encourage informal interaction, allowing circulation to become part of the social life of the building. The proposal balances the existing industrial character with softer elements, creating a more open, legible and engaging environment where work, creativity and community overlap.

Description
Hackney Downs Studio is a creative workspace in Hackney, bringing together a diverse community of artists, makers and independent businesses. The project reimagines the ground floor reception, office and communal spaces to create a more welcoming and connected environment for its growing community.
The existing ground floor was fragmented by a long corridor, an enclosed “rabbit hole” and a lack of visual connection between the different spaces. The proposal reorganises the programme to make better use of the available area, reducing wasted circulation space while increasing the capacity and quality of the studio and office accommodation.
The key design concept is “Layer by Layer.” Rather than creating a single dominant intervention, the new interior is developed as a sequence of connected layers, gradually revealing different functions and experiences as people move through the building.
Reception, studio spaces, offices and communal areas are visually linked through a series of soft transitions. Greenery, media artwork, colour and changes in material create subtle thresholds between spaces, helping to establish a clear sense of identity and wayfinding without relying on rigid divisions.
The reception becomes the first layer of this experience — an open and welcoming threshold that introduces visitors to the creative community beyond. From here, views and visual connections draw people through the building, replacing the previous sense of a long and disconnected corridor with a more legible sequence of spaces.
Communal areas are positioned as places for informal meeting and interaction, supporting the collaborative character of Hackney Downs Studio. The design encourages moments of pause and exchange between workspaces, allowing circulation itself to become part of the social life of the building.
The use of colour, planting and artwork adds a softer layer to the existing industrial character of the studio, creating a balance between work and community. These elements provide visual continuity throughout the ground floor while giving individual areas their own atmosphere.
The result is a more open, intuitive and welcoming ground floor — one where reception, work and community overlap, and where the journey through the building becomes an integral part of the creative experience.
